Ten costly mistakes to avoid when selling your home!

  1. Understand that supply and demand ultimately determines your selling price.   Don't fall into the trap of overpricing your house.  Take a good look at the comparables in your neighborhood.  An average house for the neighborhood will sell for the average price sold in the neighborhood.  An exceptional house will sell for the exceptional price sold in the neighborhood, nothing more.
  2. Package your house for sale-- its critical!   Don't sell yourself short by assuming others will appreciate the lived-in look.  Get a free curb appeal analysis with our Staging for Success program.
  3. Don't over-improve--Let the neighborhood dictate a standard.   Make a list of the homes around you and itemize the types of improvements they share.  These are the types of improvements you may want to consider, if you do not already have them.    Don't add things the house that outside that standard because you probably won't get your money back out.
  4. Don't keep it a secret that you want to sell your house!  Multiple Listing Services are where hundreds, even thousands of agents are just waiting to find your house.  Why?  Because they work hard to attract buyers who might be looking for just your house.  So, don't keep it a secret from them.   It can make a big difference in the selling price of your home.
  5. Don't advertise your home in the Wall Street Journal if you live in Tracy, California.  To maximize exposure, make sure you home is advertised in local home journals, the Internet, and direct mail cards targeted to specific neighborhoods and newspaper classifieds.  The Wall Street Journal may attract thousands more readers, but few who are looking for real estate in Tracy.
  6. Start with the outside!  Your best foot forward is the exterior of your home.  This is where viewers make their first decisions about your house and often judge the rest of the tour.
  7. When inside your home, pretend you are in a fine hotel.  What are your expectations?  Probably the lighting, window coverings, the smell, the roominess, or lack of, and of course the most important rooms, the kitchen, master bedroom and bath.
  8. Negotiate in good faith.  Don't let this get in the way of what you really want  -  to sell your house.
  9. Don't shoot yourself in the foot!  Get the help of a good real estate agent to protect your interests throughout the negotiations and escrow process.
  10. Finally, don't cheat yourself.  Protect your transaction with Real Estate Risk Management.  After all, this is probably the most important transaction in your life.
